Your property will benefit from accurate and well presented sales particulars, all of which have good quality colour digital photographs.
When appropriate internal and garden photographs will be taken. Quality details are vital in order to give potential purchasers a feel good factor about your property. Floor plans and laminated brochures are available where appropriate at no extra cost. All of our property details are prepared in accordance with the 1991 Property Misdescriptions Act.
Please find enclosed an example of our property details. All details will be approved by you before marketing commences.
Mailing, Telephoning, E-mailing & SMS Texting
We ensure information about your home is distributed as efficiently as possible to our impressive database of buyers. Traditional methods such as mailings by post or e-mailing details directly to waiting buyers. It goes without saying that every sales consultant at Austin Residential makes hundred of telephone calls per week, informing potential buyers about your property.
For Sale Board
Over the years we have found a ‘For Sale' board erected outside your home an invaluable marketing tool. Not only does it clearly identify the property, but may stimulate a buyer that has not previously considered a move.

Each of our seven modern offices occupy impressive High Street locations, with large pedestrian footfall. Your property will be displayed with a colour photograph both internally and externally.
Technology
Our state of the art software system allows all offices to communicate instantaneously. Your property can be viewed immediately from any office within our network. You will receive regular reports from the particular office marketing your property detailing the number of visitors to our website specifically downloading your property details.
The report will also list the number of times the property has been advertised and in what newspaper, as well as amount of e-mails sent to potential purchasers regarding your property.
Advertising
Your property will be advertised extensively throughout the area. We advertise heavily in the Ruislip / Northwood Leader, the Pinner Leader, Harrow Observer, Gazette series of newspapers and the Uxbridge Property Times and Leader group of newspapers.
The publications are weekly and you will be advertised regularly.
We regularly ensure extra publicity for properties with specific editorial features. These editorials have proved very successful in the marketing of properties.
We also advertise in the Limited Edition group of magazines. These are available via newsagents and delivered to select areas.
Viewing Arrangements
All viewings on your property will be confirmed with you, or your nominated person prior to the viewing. The potential purchasers are all vetted as thoroughly as possible through our Applicant Registration Process.
We can arrange in advance for one of our trained negotiators to accompany viewings and show potential purchasers around the property.
In the event the property is unoccupied we will happily hold a set of keys to the property. All viewings will be accompanied by one of our trained negotiators. For your reassurance all keys are coded so their identity can only be known to ourselves. Your properties security is paramount to us.
Open House
You may wish to consider holding an ‘Open House'. One of our trained negotiators will attend your property at a pre-arranged time. This time will be advertised in the press prior to the ‘Open House'.
On the day it is our plan that a large volume of potential purchasers will view your property. Often numerous people looking at your property during the same period encourage a sense of confidence, that this property should receive serious consideration. We sell a good proportion of properties through the ‘Open House' scheme.
Reporting
We will update you after viewings to let you know both the positive and negative comments. This will run in conjunction with a constant assessment of progress and marketing strategy.

Often the consideration of moving only becomes a reality if you find another house you wish to move to.
You may not want to be fully exposed to the property market until such a time. Our experience shows that properties do not always sell to the first viewer and to avoid losing your dream house we would suggest our ‘Low Key' marking solution.
In this instance we will market your property to select purchasers, making them aware prior to the viewing that you have not found another property and should you not, you will not move. You do not necessarily have to be advertised in local press, property displays in offices our website campaign. We would advise details be prepared and photographs taken.
Questionnaires
It is our intention to make the sale process as stress free as possible for you. Our fully trained staff will be able to answer questions and deal with any concerns you may have during the process.
As a matter of process we send questionnaires to all our vendors once the property has exchanged. An example is enclosed with this report.
e analyse every returned questionnaire to ensure that our standards are remaining as high as expected. The questionnaires are returned direct to the Managing Director.
